Mossfennan House is a beautiful location for relaxing and celebrating with friends and family. Mossfennan House has a wonderful rural setting in the Upper Tweed Valley with a spectacular outlook over the river Tweed to Hopecarton Glen, and close to the thriving village of Broughton. Mossfennan House offers comfortable accommodation for up to 12 guests in 6 bedrooms.
Mossfennan House is a category B listed property dating from the 18th century, when it was built in the form of a traditional farmhouse. In the Victorian era it was extended at either end, forming grand reception rooms, additional bedrooms and maids’ accommodation. Records of the property date as far back as 1214 as the property lies on the route of the monks travelling to Melrose Abbey.
As befits its picture-book design and setting, Mossfennan has expansive lawns and a tree-lined drive, ensuring a magnificent approach.
Mossfennan House contains many original features, from working shutters and fireplaces to ornate cornicing and wood panelling. The many splayed bay windows throughout the house ensure guests can make the most of their incredible surroundings!
Mossfennan House provides comfortable accommodation for 12 guests in six bedrooms (4 x twin and 2 x double bedrooms). Guests can relax in the cosy ground floor snug with open fire, the bright and homely first floor drawing room or take in the views at one of the irresistible window seats…
Located in the nearby steading is a games room, offering a pair of table-tennis tables, a table-football table and comfortable seating.
Mossfennan House sits amidst 6 acres of grounds; rolling lawns at the front of the property and to the right, a woodland garden. The woodland garden is a tranquil area, containing a small burn running down towards the Tweed (we request children are not left unattended).
Two well behaved dogs are welcome at Mossfennan House. A fee of £25 per dog is applied at the time of booking. Dogs must be kept on the ground floor, off furniture and not left unattended.

Accommodation
Ground Floor
Grand entrance hall with original boxed seating and ornate fireplace.
Dining room with seating for 12 guests, fireplace, and exceptional views from the large bay window. A glazed door provides direct access to the terrace outside. The terrace offers a dining table, chairs and barbecue – another opportunity to enjoy the panoramic vista!
The snug contains an open fire, two large comfortable sofas, a television with Freeview, games, and books.
The kitchen provides seating for 6 guests and contains an oil fired Stanley stove with oven, warming oven and two hot plates. In addition, an electric double oven, large fridge / freezer and dishwasher.
The garden can be accessed from the kitchen.
The rear entrance hall offers hanging space for outdoor garments, as does the cloakroom – with WC and basin (and washing machine).
First Floor
Bright and spacious drawing room with open fire, comfortable seating and expansive views. Guests can enjoy the games / drinks table.

Located in the nearby steading is a games room, offering a pool table, a pair of table-tennis tables, a table-football table, darts board and comfortable seating.
A travel cot and highchair can be provided on request.

Wi-Fi is provided. The speed is fine for standard use but not suitable for streaming. Mobile reception is patchy on some networks. Vodafone offers the best coverage.
Activities
Broughton (3 miles) has a great village shop offering a range of quality produce and for eating out, the Laurel Bank Tea Room and Bar.
There was once a peel tower at Mossfennan, and nearby are the remains of a Bronze Age burial cairn.
A spectacular six-pier sheep crossing was built close by in the 1890s as part of the former Talla Railway.
Slightly further afield are the towns of Biggar, Peebles and Moffat. Each of these towns offer supermarkets, a range of eateries, sports facilities and theatres (Biggar Puppet Theatre comes recommended).
The local area offers exceptional hill walking and superb mountain biking is available at Glentress Forest Park. Glentress has mountain bike trails to suit all ages and abilities. Bikes can be hired on site and brunch/lunch can be enjoyed at the café. If desired, you can venture 40 feet above the forest floor; Go Ape provides zip wires and treetop adventures!
Stalking and fishing can be organised locally.
Stobo Castle Health Spa and Dawyck Botanic Garden are a short drive away.
