Langwell Lodge is available for the New Year 2024/5 week; commencing Sat 28th December 2024. Very comfortable accommodation for up to 14 guests, self catered rate of £5,500. Langwell Estate is set in some of the most stunning west coast scenery overlooking the Assynt mountains to the west.
Langwell Lodge was extensively modernised in 2012, and now offers very comfortable accommodation for up 14 guests, plus accommodation for a cook.
Langwell Estate is set in some of the most stunning west coast scenery looking out over the Assynt mountains to the west. The estate is secluded and is situated just 15 minutes drive north of Ullapool where you have access to all facilities and beaches as well as a golf course. The coastline is spectacular as are the beaches or you can take advantage of sea trips to the Summer Isles and Handa Island – a very special bird sanctuary.
Langwell Estate extends to around 17,000 acres where you will have every opportunity to see red deer, eagles, and a variety of other wildlife. Salmon fishing is available on the River Kanaird, a typical west coast spate river and there are numerous hill lochs on the estate offering wild brown trout fishing.
Challenging red deer stalking is available for Langwell Lodge guests from mid/late August for one rifle. Langwell offers classic west coast stalking and the estate cull around 30 stags a year.
There are two beautiful gardens created around the burns that tumble down the hillside and a great variety of species of trees and plants which provide a delight of colour through the growing year.
Glen Cottage, which is a mile from the lodge is rented separately without sport. The cottage sleeps 6 guests (4 adults and 2 children) and enjoys total seclusion overlooking the River Kannaird. Please note it is not possible to rent Glen Cottage in conjunction with Langwell Lodge.
Please note that mobile coverage is very limited.
Children
We are afraid that children under the age of 8 years at not allowed at Langwell Lodge.
The lodge is not suitable for young children.
Dogs
Each party is welcome to bring a maximum of 2 well behaved dogs (this includes any dog brought by the party’s cook); only by prior arrangement. Dogs are strictly not permitted anywhere in the Lodge except for the Boot Room. Due to livestock on the Estate, all dogs must be kept on leads when out for a walk. Dogs must be kept under control at all times and it is the responsibility of the owner to clean up after their dogs.
2025 weekly rates
Low Season: £3,950 per week in January, February, March and April. £4,150 per week in May, June, November and December
Mid Season: £4,750 per week in July
High Season: £4,975 per week during August, September & October
Christmas and New Year – price on application
Stags are charged at £650 + VAT
Hind stalking at £350 + VAT per day

Housekeeping
There is no daily housekeeping, or mid week clean at Langwell.

- We regret that the Lodge is not suitable for children under the age of 8.
- This is a no smoking property.
- A maximum of 14 guests are allowed to stay at the Lodge (plus 1 cook). No additional guests over this number may stay.
- The estate should be informed before party’s arrival of the number of guests’ in the party (how many adults and children), how the beds should be configured, the number of dogs, any other requirements prior to arrival.
- There is no telephone provided in the Lodge. However a mobile connection is usually obtainable in various parts of the property and immediately outside.
Activities
Langwell Lodge is situated just three miles from the coast which offers beautiful beaches and coastline as well as an abundance of wildlife. The beautiful Summer Isles and Handa Island with its bird sanctuary are just a short boat ride away. Private boats trips to the Summer Isles can be arranged from Achiltibuie.
The Summer Isles
The Summer Isles is a group of about 20 islands, rocks and skerries within the Wester Ross Marine Protected Area that sit off the Coigach peninsula. You can walk to the closest, Isle Ristol, with its long white sandy beach, on the lower tides; the furthest, Eilean a Chleirich (Priest Island), lies some 6 miles from shore. The island is a RSPB reserve and is home to seals, otters and seabirds, including over 2000 breeding pairs of storm petrels. Many of the islands also offer fresh grazing for local crofters to winter their sheep.
The largest, Tanera Mor is some 800 acres (300 ha) and is the only one of the islands permanently inhabited. Tanera Mor was the centre of a thriving herring fishing industry in the 18th century, and many centuries before that its sheltered harbour was home to Vikings. It was the Vikings who named the island Tanera, a name later given the Gaelic addition of Mor (‘big’) to distinguish it from its neighbour Tanera Beag (‘small’ Tanera).
A trip to the Summer Isles is a popular excursion for visitors to Achiltibuie, and a local cruise boat takes passengers on a magnificent trip around them during the summer months. The islands are great too if you have an appropriate boat or kayak – within easy reach, incredible rock formations, caves and beaches. Alternatively you can enjoy them as part of the panoramic view from the hills above Polbain.
Sporting
Fishing
The River Kanaird is a most attractive spate river with a number of excellent pools and runs and three impressive waterfalls. It can produce excellent sport in the right conditions with both salmon and sea trout.
There are also over 40 hill lochs throughout the estate providing brown trout fishing.
The fishing season on the River Kanaird runs to the 15th October, and trout fishing until the 6th October.
Sustainable Deer stalking
Langwell provides wonderful mixed terrain for challenging deer stalking and can be stalked in all winds. The private hill road, running through the heart of the estate, gives good access to most parts of the estate.
The ground has a generally southerly aspect providing excellent grazing and shelter. The land rises from just above sea level to some 1900 feet at the highest point. The stalking is challenging, exciting and hugely variable.
